
The announcement brings to an end four decades of luxury offerings from the brand in both cities as the company focuses on its 30 other hotels and nine it has under development.
Thai hotel group Amora Hotels and Resorts has acquired the Hilton Adelaide property (pictured, above) at Victoria Square, and will invest $40 million to upgrade and rebrand it.
With 377 rooms, and 20 conferencing and meetings spaces, it is the biggest hotel in Adelaide.
Hilton will vacate the property when its management agreement expires in June 2026.

A spokesperson for Hilton confirmed the company’s exit from the Adelaide site.
“We confirm the owning company of Hilton Adelaide, 233 Victora Square Hotel Pty Ltd, has informed us of the hotel’s sale to ADF Sydney Jamison Pty Ltd,” says the spokesperson.
“Hilton will continue to operate the hotel during the transition, with our priority remaining on delivering exceptional hospitality for our guests and supporting our team members.
“We will always be proud of the contributions this hotel has made to the Hilton brand and the hospitality industry in Australia.
“Hotel property transactions such as this one are not uncommon in our industry and reflect a buoyant and dynamic market, driven by strong investor confidence.
“In recent deals, other owners have converted their hotels into Hilton properties, such as Next Hotel Melbourne, Curio Collection by Hilton and The Motley Hotel Richmond, Tapestry Collection by Hilton, which has enabled us to expand our estate and create new opportunities for team members as well as new memories for guests.”
CBRE Hotels’ Michael Simpson, Vasso Zographou, Tom Gibson and Nick Hill negotiated the sale on behalf of 233 Victoria Square Hotel Pty Ltd.
“The sale of this flagship five-star asset represents a generational acquisition of an institutional-grade hotel in one of Australia’s thriving markets, which has been supported by a rich pipeline of private and public infrastructure projects,” says Simpson.
“Following the recent completion of the $2.3 billion Royal Adelaide Hospital, $500 million Australian Bragg Centre and $450 million Central Market redevelopment, further notable projects will include government funded innovation districts and defence projects which are expected to further drive corporate and event demand.”
Hilton Brisbane will close its doors on 31 March, 2025, following the expiration of the lease agreement with the property’s owner, ISPT.

“Hilton is also fully committed to expanding further with Hilton Garden Inn Brisbane City Centre North currently under development.”
The Brisbane Hilton property is set to undergo a refurbishment in 2026, with a new operator to be announced soon.
